OBJECTIONS have been submitted to a plan to convert a former Lower Gornal pub into a 12-bedroom HMO.

An application to convert and extend the former Crown pub on Holloway Street, into a House of Multiple Occupancy, has gone in to Dudley Council.

Neighbours and local councillor Adam Aston have objected to the application, with concerns around a lack of parking, loss of property values and local essential services already being "stretched."

Notes to planners state the building, which was most recently used as a base for Ocean Swimming Pools, is in "a state of dilapidation, having been vacant for almost two years."

They state that it would be brought "back into use to create twelve en-suite living units" with a single-storey rear extension and 14 parking spaces.

But the application has attracted five objections, one from councillor Adam Aston. 

He said: "The proposal for such a densely occupied building is likely to have significant detriment to the local amenity, in particular the local road infrastructure."

He said the parking "does not account for any visitors to the property, or any units which own more than one vehicle" adding that "it is likely to result in 'on street' parking adding to the already overburdened and chaotic Holloway Street/ Vale Street."

He went on to say that there is a similar HMO opposite the proposed site and that "essential services in the Upper Gornal/Gornal area generally are over capacity, the proposed number of units is likely to place additional pressure on these already stretched local public services."

A resident of nearby Rubens Close said: "I do not believe there is sufficient parking for 12 residents plus visitors, this makes me believe they will park to the side of my property.

"I also believe this will impact the value of my home and discourage potential buyers.

"I am also concerned about the type of new occupants who will look to move into a HMO."
